What an Inspection Covers
Most homeowners never look at their gutters up close — which is understandable, because it involves a ladder. Our inspection is the close look you have been skipping. We check every run of gutter for pitch (water should flow to the downspouts, not pool in the middle), every hanger for a solid bite, every seam and corner for drips, and every downspout for real flow — not just "looks okay from the yard." We check the fascia board behind the gutters for soft spots, look at how water exits around your foundation, and note the trees and roof conditions that are hardest on your system.

When to Get One
After a big storm. Baltimore's summer thunderstorms drop branches and wind that tear at gutters. If the storm was bad enough to scatter limbs across your yard, it was bad enough to check the gutters.
When you see warning signs. Water spilling over the edge in rain, drip lines on the siding, a gutter that looks wavy or pulled away, water pooling near the foundation, or paint peeling on the fascia — all of these are the gutter telling you something.
Before you buy or sell. Gutters are a favorite of home inspectors because bad ones are easy to spot and signal bigger water issues. An inspection before listing lets you fix cheap problems before they become negotiation points. An inspection before buying tells you whether "the gutters look old" means a $300 repair or a full replacement.

What We Photograph
Everything we flag, we photograph: the sagging run, the split seam, the soft fascia, the downspout dumping at the foundation. Photos do two things — they prove we are not inventing problems, and they let you see what we see without climbing a ladder.
